The Real Estate team ensures the optimal utilization of the organization's facilities. Assesses and evaluates the physical space requirements of the organization and recommends plans to meet needs. Ensures proper functioning of facilities through ongoing inspection and maintenance.

This role in summary

Whirlpool Corporation is currently seeking qualified candidates to fill our open Real Estate Manager position located at our Global Headquarters in Benton Harbor, Michigan. As a Real Estate Manager, your primary responsibilities will be interacting with the North American Region (US and Canada) Operational Management and Business Units (BUs) to identify how real estate can help them achieve their operational goals. You will translate their needs into a defined real estate strategy and help our outside real estate advisors undertake these activities to flawlessly execute on these requirements. The Real Estate Manager, under the direction of the Senior Real Estate Manager for Global Transactions, is responsible for working with North American Region (NAR) representatives, acting as an extension for that Business Unit (BU). #LI-DD1

A key objective for this position is to continually manage the balance between the goals and objectives of the Corporation with that of the Business Unit, and to orchestrate the tactical actions associated with the leasing, acquisition and/or disposition activities for the Corporation. He/she will be an advocate for the Business Unit in the execution of their real estate needs and will strive to carry out these initiatives in the most cost-efficient manner possible for the Corporation. The Real Estate Manager will provide/disseminate best transaction practices to the Business Units, while making sure these actions are aligned with the Corporation’s portfolio strategy. He/she will maintain a general knowledge of real estate structuring and market dynamics to offer answers to business units as they request help.

Your responsibilities will include

  • Be a source of real estate and occupancy information for the Business Units to be identified as Subject Matter Expert (SME).

  • Understand and help determine Business Unit real estate requirements within the context of their business objectives and translate these objectives into real estate and occupancy solution(s).

  • Work with Subject Matter Experts (e.g. construction, environmental, and legal) along with Business Unit leadership to execute specific business unit strategies.

  • Provide support and guidance to the Global Real Estate Portfolio Strategy Team in their role to maximize business unit efficiencies. Help identify opportunities for both easy improvements (“low hanging fruit”) and long-term strategic portfolio improvements.

  • Manage (from the standpoint of customer accountability and quality control) internal and external service delivery teams for specific Business Unit requirements. Verify that the Business Unit understands the real estate process, and is satisfied with our department’s methodology and strategy, as well as being aligned on the expected results of a real estate project.

  • Develop/Agree on appropriate implementation plans that will include a mix of internal and external resources to effectively complete an assignment.

  • Operate and assist in maintaining a real estate project tracking system capable of providing real-time transaction updates

  • Identify transaction requirements and recommend a tactical implementation strategy

  • Coordinate field brokerage activities to ensure flawless execution of all required activities

  • Document transaction recommendations based on appropriate financial and market analyses

  • Manage transaction project schedules, ensuring all materials and reports are delivered complete and on time

  • Prepare project activity and evaluate broker reports

  • Encourage feedback, and make certain the Business Unit understands the real estate, facilities management, and occupancy processes and is satisfied with both the method as well as the results.

  • Estimated Travel up to 10%

Minimum requirements

  • Bachelor’s Degree

  • 5+ years of experience in Real Estate or Business Planning

  • 5+ years of experience with Sarbanes Oxley (SOX) controls and effects with Real Estate Compliance
